Common Plumbing Problems in Older Florida Homes

Galvanized Steel Pipes
Homes built before the 1960s often have galvanized steel pipes. Over time, these pipes corrode from the inside, leading to:
- Reduced water pressure
- Rusty or discolored water
- Frequent leaks
- Metallic taste in water
If your home has galvanized pipes, consider repiping with modern copper or PEX before a major failure occurs.
Polybutylene Pipes
Many Florida homes built between 1978 and 1995 used polybutylene (PB) pipes, identifiable by their gray color. These pipes are prone to sudden failure and are no longer approved for use. Insurance companies may refuse coverage for homes with PB plumbing.

Florida's shifting sandy soil can cause sewer lines to develop low spots or "bellies" where waste collects. This leads to recurring clogs and can eventually cause the pipe to collapse.
Outdated Fixtures and Valves
Older shut-off valves, faucets, and toilet components can fail without warning. It's wise to replace these components proactively rather than waiting for an emergency.
Tree Root Intrusion
Mature trees on older properties may have roots that have grown into sewer lines. Signs include recurring drain clogs, gurgling toilets, and patches of extra-green grass in the yard.
